What Is a DSCR Loan? A Plain-English Guide for Real Estate Investors

October 5, 2026 · 2 min read

A DSCR loan is an investment-property mortgage that is approved mainly on the rental income of the property. DSCR stands for debt service coverage ratio, and it measures whether the rent is enough to pay the loan.

How the DSCR is calculated

Divide the property's monthly rent by its monthly payment, which includes principal, interest, property taxes, insurance and any HOA dues. This total is often called PITIA.

  • 1.00x means the rent exactly covers the payment.
  • Above 1.00x means the property cash flows.
  • Below 1.00x means rent falls short of the payment, which some programs allow with extra reserves or a larger down payment.

Why investors choose DSCR loans

Conventional loans look at your tax returns, W-2s and debt-to-income ratio. Investors who are self-employed, own several properties or take large deductions can look weak on paper even when their rentals perform well. A DSCR loan avoids that problem because the decision rests on the property.

  • No tax returns or employment verification
  • No limit on the number of financed properties
  • Closing in an LLC is usually allowed
  • Faster timelines because there are fewer documents to collect

What lenders typically look at

Expect lenders to review the property's rent (a lease or an appraiser's rent schedule), your credit score, the loan-to-value ratio, and your reserves. Most programs want a minimum credit score around 620 and a down payment of 20 to 25 percent, with higher leverage possible for strong profiles.

Is a DSCR loan right for you?

A DSCR loan fits rental properties you plan to hold. If you are renovating a property before renting it or need short-term financing, a different loan, such as a hard money or bridge loan, may fit better, and a DSCR loan can then be the long-term refinance.
